An ALTA survey is an “American Land Title Association” (ACSM) survey that is generally performed during the transaction of a commercial, industrial or multi housing property to show what is being purchased and to show any encumbrances, encroachment or any effecting the property.
On occasion, it is also performed for a residential piece of land most often prior to a land division inside a municipality. |

An ALTA survey is a boundary survey on steroids and will also incorporate certain topographic features that are determined prior to the survey between the client and the surveyor utilizing a list called “Table A” provided by the ACSM.
There is also a certificate provided be the ACSM that is placed on each ALTA officially certifying the survey to the client and whomever else is required. The guidelines set forth by the ACSM are stringent and of fully of the public interest and must be adhered to by the professional land surveyor to the letter. The same state statutes for boundary surveying apply within the ALTA standards. The Land Surveyor will only utilize the ALTA standards, certificates and “Table A” items provided by the ACSM during the survey. |
